We provide 24 Point Tenant Screening, systems, and procedures that:
Increase your ROI & Protect your cash flow and your investment.
Our software includes an online application for potential tenants that can be accessed from our website and enables Strickland Law Firm, PLLC to streamline the potential tenant screening process – making the process easier and faster for applicants.
From experience, we have determined several Required Tenant Screening Criteria that must be met for any potential tenant application to be approved. Once a tenant has met the Required Tenant Screening Criteria, they are approved and additionally scored on certain thresholds of several of the factors above, to determine the amount of the security deposit that will be required of the potential tenant.
The process for tenant screening is one of the areas that produces a significant amount of lawsuits against property owners – because many property managers do not know the law. Tenant screening is governed by both Federal and Texas laws and orders of both Federal and Texas agencies. In addition to the Federal Fair Housing Act (https://www.justice.gov/crt/fair-housing-act-2), the Texas Fair Housing Act (http://www.statutes.legis.state.tx.us/Docs/PR/htm/PR.301.htm), and the Texas Property Code, there are numerous Executive Orders of the Department of Housing and Urban Development and additional Federal and Texas legislation which may apply and provide a basis for litigation. A list of some may be found on the website for the Texas Department of Housing and Community Affairs (https://www.tdhca.state.tx.us/fair-housing/).
At Strickland Law Firm, PLLC we provide a process of tenant selection that is compliant with all Federal and Texas laws. We do not discriminate on the basis of race, color, national origin, religion, sex, age, familial status, veteran status, sexual orientation, or disability. It is our policy that all applicants be given equal opportunity.
It is the policy at Strickland Law Firm, PLLC to provide every applicant, by way of this website, the application instructions, required screening criteria and the criteria for security deposit requirements.
